The Challenge
Throughout the process, we encountered several challenges. The low sloping ceilings, typical of attic spaces, complicated the layout, making it difficult to utilize the area efficiently. Additionally, maintaining the home’s original charm while incorporating modern updates required a careful balance between contemporary design elements and the character of the existing structure. The confined attic spaces presented issues with maneuverability, necessitating precise planning to ensure functionality and accessibility throughout the suite.
The Vision
Our clients tasked us with creating a private primary suite within the third-story attic of their 1913 home. The goal was to establish three separate spaces, including a bathroom with a toilet, dual vanities, a shower, and additional closet space, while incorporating a relaxing seating area. A key objective was to maintain as much of the home’s original charm and architectural features as possible. This project aims to create a functional and inviting primary suite that respects the home’s historical character while providing the clients with a modern and comfortable living space tailored to their needs.
The Solution
The layout optimizes the placement of key bathroom fixtures, ensuring efficient use of space while accommodating ceiling height and slope. Shorter windows were installed to allow for a double vanity without sacrificing natural light. Hex and subway tiles reflect early 20th-century design, while brass fixtures enhance the vintage aesthetic.
In the Bedroom, a sage green beadboard accent wall adds warmth, complimented by milk glass wall sconces for additional lighting. The original pine floors are refinished. Two closet spaces were combined into one larger area, facilitating better use of space and storage. A low-profile light/fan combination suits the low ceilings.
In the seating area, built-in cabinetry with quartz countertops offers serving space for beverages, while the closing of a closet doorway created a dedicated area for a television.
These solutions aim to create a cohesive and functional primary style that respects the home’s character while catering to modern living.
The Results
Upon completion of the project, the clients were left with a cozy and relaxing primary suite that fulfilled their vision. The new space provides all the desired amenities while successfully integrating the original historic charm of the home. The thoughtful selection of innovative materials and fixtures played a significant role in maximizing the functionality of the suite, ultimately creating an environment where the homeowners could recharge after a long day.
